The typical Homewood home was worth $568,543 in September, a record and up 6.6% in a year. Homewood passed Vestavia Hills in June, and the gap has widened every month since.

Homewood home values rose for a 27th straight month in September. The typical home in the city was worth $568,543, up $3,218 from August. That is the highest figure Zillow has recorded for Homewood.

Values are up $35,167, or 6.6%, from September 2025.

The figures come from the Zillow Home Value Index (Zillow Research), released Oct. 16. The index estimates the value of a typical home in the middle third of the market, single-family homes and condos together. It is smoothed and seasonally adjusted, and it covers all homes, not only those that sold.

What it means for you

  • Selling? Homewood values are still climbing every month. The index tracks typical homes, so a single house can sell well above or below it.
  • Buying? Expect to pay more than in Vestavia Hills for a typical home now, which was not true a year ago.
  • Property taxes: your tax bill comes from the Jefferson County assessment, not from Zillow. Our property taxes guide explains how to check and appeal your value.
  • More detail: our home prices page has the three-year chart, median sale prices and the federal price index for the Birmingham area. Recent sales are on our real estate transfers page.

Zillow revises past months when it updates its model, so earlier figures can change slightly from one release to the next.
